Q. What is "For Sale By Owner" Real Estate?
A. For Sale By Owner (FSBO) is a term that is used to refer to real estate, which are being sold by the owner without the help of a real estate agent or broker. The For Sale By Owner method of selling real estate enables the seller to save thousands of dollars by not having to pay a large commission to a real estate agent upon the sale of their property.
Q. Are there other benefits of FSBO that I might not be aware of?
A. Yes. FSBO can be a powerful sales tool. Savings from an FSBO real estate sale can either be kept by the seller as increased profit or passed on to the FSBO real estate buyer by offering the property for sale at a lower price, which will also typically lead to faster sales.
Q. How long will my property be listed for?
A. Our basic subscription is $149.00 which lists your property for three months, or you can get an indefinite listing until you sell your property for $200.00.
Q. What is Deeded Property?
A. It is a property which is owned absolutely and can be transferred at will.
Q. What are Maintenance fees?
A. In most master planned communities there is a Owners Association which is responsible for the maintenance of the common areas such as the private roads, lighting, pools, tennis courts and any other recreational facilities. They usually collect fees from all owners on a monthly or quarterly basis to pay these costs.
Q. Who handles the closing? Do I need to hire a lawyer?
A. The closings are assigned to title companies local to the area where the property is located. They are familiar with the areas and will have experience doing closings on properties like yours. Certainly, if you feel more comfortable hiring a lawyer to represent your interests, you can, but in most cases, the closing for a piece of property or timeshare is almost mechanical and will run smoothly when conducted by the title company, who will act as a neutral intermediary between the Seller and the Buyer.
